Ireland Clúid Housing Acquires 328-unit Tallaght Development for €160 Million to Expand Social and Cost Rental Housing

Clúid Housing has acquired a 328-unit residential development in Tallaght, Co. Dublin, for nearly €160 million, with plans to offer the units for both social housing and its largest-ever cost rental scheme. The property, located at Airton Plaza, was purchased from ESR Europe and includes a mix of apartments and commercial spaces. However, Clúid will only manage the residential units, not the retail or creche facilities on site.

The Airton Plaza development, spanning 270,000 square feet, was constructed by Mableground with Glenbrier Construction as the contractor. The complex comprises a range of apartment sizes, with 90 two-bedroom units set to be available for cost rental tenants beginning this month. The cost rental scheme, aimed at providing affordable housing for low to middle-income earners, offers long-term tenancies with rents significantly below market rates—up to 34% cheaper than comparable local rentals.

For example, one-bedroom apartments will rent at €1,400 per month, a 26% discount compared to the market rate, while two-bed units will cost €1,715, reflecting a 27% reduction. The three-bedroom apartments are priced at €1,800 per month, offering the highest savings at 34% below market prices. These rents are designed to cover the costs of construction and maintenance, ensuring affordability for residents over the long term.

The development also includes 98 social housing units, with rents based on South Dublin County Council’s differential rent policy, meaning they are set according to residents’ income levels.

Located close to key amenities such as Tallaght Hospital, TU Dublin’s Tallaght campus, and various shopping and transport options, Airton Plaza is positioned as a key part of Clúid’s efforts to address the housing shortage in the area. The scheme has garnered strong interest, with Clúid noting that its cost rental program is often oversubscribed.

Eibhlin O’Connor, Chief Commercial Officer at Clúid Housing, emphasized that the development would provide stable, secure, and high-quality homes for residents, contributing to the long-term stability of the Tallaght community.
